Our Vision
Our vision for Land west of Lent Rise Road, Burnham is guided by three core principles:
-
Healthy Living
Prioritising health and wellbeing by creating walkable, active environments; providing accessible green spaces, play areas, and safe cycling and walking routes; and encouraging active travel for daily journeys.
-
A Connected and Inclusive Community
Building a place that complements Burnham’s existing character; offering a mix of homes, community spaces, and local facilities that bring people together and foster a strong sense of belonging; ensuring accessibility for all ages and abilities.
-
Nature and Sustainability at the Heart
Protecting and enhancing biodiversity through new woodland, wildlife corridors, and natural landscapes; delivering at least 10% Biodiversity Net Gain; incorporating sustainable drainage, renewable energy measures, and low-carbon design to support climate resilience.
Our Emerging Masterplan
The vision for Land west of Lent Rise Road, Burnham, is to create a sustainable new neighbourhood of up to 800 new homes alongside new countryside open space for the whole community to enjoy.
Located within walking distance of Taplow railway station on the Elizabeth Line, the site is ideally placed for development in a sustainable location.
Our proposals seek to deliver a balanced community, including market and affordable housing, with opportunities for specialist and accessible homes.
The new parkland will provide recreational benefits for residents and will also help relieve visitor pressure on Burnham Beeches, which is a sensitive ecological area.
Delivering much-needed affordable housing
We know that providing affordable homes is a key priority for Buckinghamshire, and we’re committed to delivering high-quality, energy-efficient homes that meet the needs of both current and future residents.

Community Facilities
Our proposals for Burnham will deliver more than just homes – we’re creating a neighbourhood where residents have access to the services and facilities they need every day, close to home.
At the heart of the new community will be a variety of community and mixed-use spaces which could include co-working, education, and health facilities.
They will be designed to serve both new and existing residents, creating a welcoming, inclusive space for the whole community. By co-locating key services within easy reach of homes, we aim to encourage walking, cycling, and social interaction, while reducing the need to travel further afield for basic needs.
We aim to delivering these community spaces early in the development, so residents benefit from a sense of place and access to key services from the outset.

Transport and Access
Our proposals prioritise active travel, sustainable transport options, and reduced car dependency, making it easier for residents to choose greener ways to move around.
- Easy access to Taplow Railway Station and the Elizabeth Line
- Safe, direct walking and cycling routes – connecting homes with the community facilities and existing amenities in Burnham
- Promoting usage of public transport, including buses
- Road improvements for the benefit of all users
- Electric vehicle charging points
By embedding sustainability and connectivity from the outset, our scheme will promote healthier, low-carbon lifestyles – creating a place that works for both people and the planet.
